Layouts are Approved Under Provisions of Karnataka Town And Country Planning Act of 1961 and Karnataka Urban Development Authority Act in 1987.The Following Procedure is Adopted While Approving And Developing Private Layouts.
In Simplified Terms The Center of the City Areas in Bangalore will fall into BBMP Limits , Those Outside the BBMP but Within Urban City of Bangalore comes Under BDA Limits and Then Outside the BDA comes with LPA ( Abbreviations below the post ) Like BIAAPA, BMICAPA, RCUDA, APA, NPA, MPA ,HPA, KPA Together Framing BMRDA and The Areas Outside BMRDA are not Considered as a part of Bangalore and They would be Under DTCP Authority / Panchayat Authority.
The Primary Role of BDA involves in Zoning ,planning and Regulation of the Land in Bangalore. This is Exactly why it is Bangalore`s Largest Land Developer. This is also why no outside Authority or Person is allowed to Develop Land in Metropolitan Region Without Getting NOC from the BDA.
The BBMP collects Property Taxes and Maintains the Layout of Buildings According yo Plans Approved by BDA.The BBMP also provides Khata and Documentation of it.
DC Conversion :-
DC Conversion means The Conversion of Land From Agricultural (i.e Land that can only be used for Farming According to the Government and Hence Accessed for Tax Accordingly ) to Non Agricultural or Residential.DC Stands for District Commissioner the officer Who has the Authority to Approve Such Conversions.However After Conversion It’s Necessary to Take Approvals From LPA.
BMRDA is the Authority which is an Autonomous Governing Body entrusted With Responsibility of Developing , Infrastructure and Residential Properties in Their Limits.BMRDA only Approved Projects That Adhere to its Specific Guidelines.
BIAAPA is the Authority to Approve for its local Planning Area Which includes the Surrounding to KEMPEGOWDA INTERNATIONAL AIRPORT and It’s Local planning area Mainly in DEVANAHALLI Taluk.so as the Other LPA formed to Approved Layout under their Particular Jurisdiction.
The Rural Development and Panchayat Have been Granted by Government to Approve layouts/Residential that are within One Acre of land and WITHIN THE VILLAGE BOUNDARY.Outside Village Boundaries are to be Approved by DTCP/Village planning.
